Mr. Julian Levin is a gentleman with a manner that brooks sincerity, trustworthiness, and respect. He is extremely knowledgeable in his field. After nearly 15 years, myself, and three of my siblings decided to sell the inherited property. My mother, many years prior to moving to Fripp Island, had another law firm to draft her Will. The inherited property was given to me and my four siblings in the form of various shares, share values, Life Estates, and Life Estate contingencies. We obtained a “Contract to Purchase Property” and were pleased with the terms of the contract. Mom’s Will was open to various legal interpretations in regards to selling the property, should we decide to sell, what a nightmare! My mother's poorly written Will resulted in a "cloud on the property's title". Without “clear title” (removing any legal ownership confusion or clouds) a buyer cannot obtain a mortgage on the property. Mr. Levin successfully had the clouds removed from the title there by allowing the buyer to obtain his mortgage resulting in a successful closing on the property. The real estate complexity of the Will, share dollar value, and Life Estate calculations were easily deciphered by Mr. Levin.
