Greenwich Bay Development Group LLC on 138 Atwells Avenue in Providence is a terrible agency with terrible staff i.e. unprofessional, incompetent, mediocre, superficial, and moreover they are involved in several law cases since the guy who calls himself Richard Santis steals stuff such as laptops and other valuable electronics from the apartments of his tenants. He does not give deposits back due to the mythical reasons, for example, that tenants do not notice him in 20 days. Indeed, this agency is super unprofessional. Honestly, they are thieves. Believe me!!!


Please, do not get into their trap. Go to other more reliable and honest real estate agencies. Good Luck!

I lived at the 50 building on west Warwick Ave in west Warwick for about a year. I met Richard because word of mouth was that he helps out the best he can to give people a place to rent. Well, I was new to the state and desperate to find a place (instead of wasteful money on hotels and commutes). I have great credit and no history of late payments or evictions from previous apartments I've rented from. So when I met Richard, he was right to the point. He gave me the run down about how things work and how he operates. I had no issues with it because , let's face it, if people don't pay you how can you pay your bills? Rent money wasn't an issue and I'm all about paying things on time and doing my homework about my surroundings. So he gave me the chance and I had everything up front and ready. I stayed for a year. It was a great apartment. Very big and clean. Any little thing that was an issue, he came the same day if not, in the morning. Richard is very upfront and it may seem intimidating to a weak minded person. If you take opinions out of the equation, than you'd respect his business and he sees that. He always Respected me because I never smiled in his face to then turn around and act like he was the bad guy due to my misunderstandings or unfulfilled agreements. The place was quiet and he even added laundry machines to the building. I can't even count how many times he helped empty the machines when they were full of coins, a clogged tub or even a stuffy sink situation that he didn't have someone come fix right away! I'm a female. Lived there alone. I don't put up with any crap because there are some really scary people with others motives in the world. I'm far from stupid and for me to move alone and to a new state takes a lot of judgement on people's motives and their character. I have nothing but great memories there. When I was planning on moving, Richard would pick me up and show me other building and treat me to lunch. He tried helping me get into something before I moved out. Great guy. Anyone who tried to tell me different was always the trouble makers in the building.

This company will buy out real estate and turn it into slum property. They remove recycling bins so they are not considerate of our environment. They bought a property in Coventry in April and have not yet mowed the lawns bordering woodlands which harbor ticks, mosquito's , and briar patches are growing in the lawn.They removed the clothes lines tennants always used to hang out their laundry, and only show up to empty their laundy machines of cash. Maintenance takes many days to answer calls. Bottom line they are in it to colect rent only!
